Rental Policies:

Please read the following rules & regulations of Smokey Rental Cabins before you make your reservation. The guest is responsible for knowing the rules and regulations and adhering to them.

Introduction - All properties are privately owned and furnished by the homeowners of the cabins. All cabins have the basic amenities such as fully equipped kitchens, TV, Hot Tubs

Parties - No loud or house parties are allowed in any of the cabins. If you are found to be having a loud/house party, you will be asked to evacuate the cabin immediately with no refund of rental premium.

Reservations - Reservations my be made up to one year in advance. Your deposit is due when you make a reservation and can be by Visa or Mastercard or you have 7 days to mail in a check or money order. The deposit is $95.00 or 1/3 of the total, whichever is greater. The balance is due at least 14 days (two weeks) before your arrival date, either by Visa, Mastercard or money order. No personal check will be taken less than 14 days of your arrival. There will be a $25.00 service charge added to any returned checks.

Basic Amenities - Heat and A/C, Stove, refrigerator, microwave, toaster, coffee maker, dishes, flatware, utensils, pots and pans, color TV/VCR, smoke detectors, towels, pillows and bed linens, washcloths and bath mats and blankets. Each Unit also has a starter supply of bar soap, dish soap, toilet paper and laundry detergent.

Guests Should Supply - Items that the guest will need to supply will be, charcoal for the grill, fire starter or kindling, cribs and foil, plastic wrap and coffee filters and condiment

Linens - All of our rentals are equipped with fresh linens for your stay. We do not have daily housekeeping for our rentals and ask that should you need more linen during your stay that you wash them using the washer and dryer in the unit.

Insects – While all units are sprayed monthly by a professional pest control company - wasps, ladybugs and other insects sometimes affect rental units. We are in the Great Smoky Mountains and sometimes we have unwanted little guest that might decide to visit you and your family.

Maintenance - When you arrive and find something is not working, please notify the office ASAP! We do everything to keep all equipment in good working order. If something is not working properly, we will do our best to get it up and running for your stay.

Fireplaces - All of our units have wood burning fireplaces. All fireplaces are useable from October through March. Kindling, fire starters or matches must be provided by the renter. Fireplaces are closed from April through September.

Pets- All our units are pet friendly and do require a minimal pet charge. Approval for pets must be made at time of reservation. Pets must be treated for fleas prior to arrival and must NOT be left in cabin alone unless crated. Guest are responsible financially for any and all damages done to the cabins by their pets.

Housekeeping - Each reservation will be assessed a Housekeeping Fee at the time of booking .

Telephones - Our cabins do not have telephone service, but all have good cell phone reception

Lock boxes/keys: On the day of your arrival, you will receive directions to your cabin & a lock box code for your cabin. The key will be inside the lock box. The key must remain in the lock box at all times. On the counter in the kitchen you will find a key to the cabin to be used during your stay. There will be a $100 fee charged if the lock box is lost.

Cancellation Policy - Cancellations made prior to 30 days before your arrival date will receive your deposit, less an administration fee of $30.00. If you cancel less than 30 days you forfeit all monies unless we can rent out the cabins that you reserved . If we rent the cabin you will receive all your monies less the $30.00 administration fee.

Hot tubs and covers - hot tubs will be inspected and cleaned after each rental. If any items such as food, alcohol, soaps or bath products, etc are found in the tub, you will be charged an excessive cleaning fee of $100. Damage to any cover will result in a $350 charge. covers should remain on the hot tub at all times when not in use. Children under the age of 16, pregnant women and persons with heart conditions or skin sensitivities should not use the hot tubs.

Refunds - No refunds will be given due to inclement weather, power outages, malfunctions in equipment (i.e. hot tubs, saunas, Jacuzzis, television, stereos or VCR) IF a problem happens with the equipment then we will get it fixed ASAP! There will be no refund for early departure for any reason.

Damage - Guest will be responsible for all intentional or reckless damages, and the credit card on file will be charged. Guest also authorizes agent to charge any expenses relating to intentional or reckless damage, cleaning of the unit beyond a normal cabin clean (EX: heavy partying, trash, etc.), or theft of any property from the unit, to the credit card on file for that cabin. The guest who uses their credit card for the deposit is considered the responsible party, and all necessary charges concerning said cabin will be charged to the credit card on file, no matter who in the group caused the damage.

Refusal - We have the right to refuse to rent our cabins to any guest at any time. We reserve the right to cancel a reservation at any time.

All of the rentals are privately owned units; neither the owner nor Smokey Rental Cabins is responsible for any accidents, injuries or illnesses that occur while the premises or its facilities. Nor is Smokey Rentals Cabins or the Private Homeowners responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guest are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
